Standard Report £329 - £479
Our most basic report, capturing all cosmetic and structural defects. From scuff marks on your living room wall, to extensive cracking in your mortar joints. This option provides a comprehensive report that ensures your home meets the highest standards before, or within two years of Practical Completion.
Snag Plus+ £479 - £629
Snag Plus+ offers the same benefits as our Standard Report, PLUS a second visit to your home once the Developer has closed out your initial report. Don't just take their word for it, have us come back to fully inspect the remedial works to ensure they have been completed to the highest quality. We'll actively liaise with your Developer to seek updates on the compeletion of your report.
Snag Elite^ £885 - £1,035
Our most comprehensive report. In addition to offering all the same benefits as Snag Plus+, we'll throw in ALL of our optional extras for a reduced premium. Settle into your new home in confidence, with the knowledge that Top Level Snagging has covered all aspects of your property. This report will provide every bit of ammunition you need to ensure your Developer delivers a Top Level home.

Thermographic Imaging* £149
Our thermal imaging services use infrared technology to identify hidden issues in your home, such as heat loss, insulation defects, moisture intrusion and electrical faults. By visualising temperature variations, we can pin-point problem areas that cannot be seen by the naked eye, allowing for targeted repairs and improved energy efficiency. Want to save money on your energy bills and improve the human-comfort levels within your home? Choose this option and leave the rest to our specialist team. *Only available in the winter months.
Moisture Inspection £149
Our moisture inspections use the latest technology to accurately detect and measure moisture levels within various building materials in your home, helping to identify potential water damage, leaks, or damp issues before they escalate and become a costly problem. This non-invasive technique involves a hand-held moisture meter that our specialist surveyor will use to take readings throughout your property. By addressing moisture issues early, you can mitigate the need for costly repairs, improve indoor air quality and maintain a healthy living or working environment.
Cavity Wall Inspection £179
Our cavity inspection service provides a thorough investigation of the space between your property’s walls using a specialised borescope camera. By drilling a small 10mm hole into the external mortar joints, we can access and examine the cavity for issues such as insulation defects, debris build-up, damp, or structural concerns. The inspection is minimally invasive, with the hole being carefully filled using a combination of a suitable masonry filler and the dust collected from drilling the hole.
