General FAQs

Q: What is snagging, and why is it important?
A: Snagging is the process of identifying and documenting defects or unfinished work in a property. It ensures that any issues are addressed before you take ownership or complete a project, saving time, money, and hassle in the future.

Q: Do I need snagging services for a new-build property?
A: Yes, snagging is highly recommended for new-build properties. Even high-quality builds can have minor defects, and a snagging inspection ensures that these are rectified by the developer before your warranty expires.

Q: When should I book a snagging inspection?
A: The best time to book a snagging inspection is after receiving your completion notice and before you move in. Alternatively, you can schedule it within the first two years of ownership, during your developer’s warranty period.

Q: How long does a snagging inspection take?
A: The duration depends on the size and complexity of the property. A typical inspection for a three-bedroom home usually takes 3-5 hours.

Q: Will the developer accept my snagging report?
A: Yes, most reputable developers accept independent snagging reports and work to address the defects identified. We provide professional, clear reports that meet industry standards.

Thermal Imaging FAQs

Q: What is thermal imaging, and how does it work?
A: Thermal imaging uses infrared technology to detect temperature variations in a property. It identifies issues such as heat loss, insulation defects, air leaks, and moisture intrusion by visualising hot and cold spots.

Q: Do I need thermal imaging for my property?
A: Thermal imaging is beneficial for identifying hidden issues that may not be visible during a standard inspection. It’s particularly useful for energy efficiency assessments, locating leaks, and checking insulation.

Q: Is thermal imaging invasive?
A: No, thermal imaging is completely non-invasive. It involves scanning surfaces with a specialised camera to produce a thermal map of your property.

Moisture Meter Readings FAQs

Q: Why are moisture meter readings important?
A: Moisture meter readings help detect hidden damp, leaks, or water ingress in building materials. Early detection can prevent structural damage, mould growth, and costly repairs.

Q: How do you carry out moisture meter readings?
A: We use a handheld device to measure the moisture content in walls, floors, ceilings, and other building materials. This is a non-invasive process and provides immediate results.

Q: What happens if high moisture levels are detected?
A: If high moisture levels are identified, we will recommend further investigation or remedial actions to address the underlying issue.

Cavity Inspection FAQs

Q: What is a cavity inspection?
A: A cavity inspection involves examining the space between the internal and external walls of a property using a borescope camera. It identifies issues such as insulation problems, debris, damp, or structural concerns.

Q: Is a cavity inspection invasive?
A: The inspection requires a small 10mm hole to be drilled into the mortar joints, but this is minimally invasive. The hole is carefully sealed after the inspection, leaving your property tidy.

Q: When might I need a cavity inspection?
A: Cavity inspections are useful if you suspect insulation issues, damp problems, or need to check for debris or defects within the wall cavity.

A: Reports are typically delivered within 48hrs after the inspection, depending on the complexity of the job. If we think your report will take longer than 48hrs to populate we will let you know.

Q: Will you liaise with the developer or contractor on my behalf?
A: That depends on which survey you select. Our most basic survey doesn't include a liaison service. However, if you choose Snag Plus+ and above, we will include a revisit to your home once the developer has closed out your initial report, and we'll do all the talking for you if that's your preference.

Q: What if no issues are found?
A: If no major issues are found, you’ll have peace of mind knowing your property is in great condition. Minor recommendations for maintenance or improvements may still be provided.
